DTICheck is a small static site for one job: turn income, housing, and other debts into front-end and back-end DTI, then show those ratios against widely published conventional and FHA bands.
What we are
An educational calculator and a set of explainers — what DTI is, what a “good” mortgage DTI usually means, and how people lower the ratio before they apply. The math runs in your browser. There is no account and no loan application.
What we are not
DTICheck is not a mortgage lender, broker, bank, or credit-repair service. Results are not a pre-qualification, pre-approval, or underwriting decision. We do not pull credit or sell your numbers to a lead marketplace.
How the bands are chosen
Color coding uses conventional 28/36 and FHA 31/43 because those figures appear in consumer education and in many training materials. Automated underwriting and investor overlays change. If a guideline you care about is different, treat the colors as a map, not a verdict.
