Not underwriting

The calculator applies simple arithmetic to the numbers you type. It does not verify income, pull a credit report, apply investor overlays, or issue a credit decision. A lender, insurer, or automated underwriting system may use different income, different debts, and different maximums.

Guidelines change

Conventional 28/36 and FHA 31/43 are widely published consumer and training figures. Manual underwriting, Desktop Underwriter, Loan Product Advisor, TOTAL Scorecard, VA residual-income tests, and USDA rules can all produce a different outcome. Stretch ranges around 50% are informational, not a promise that any program will go that high.

Not advice

Accuracy
